Paul Holmes, LEED AP
President

Paul is the Founder and President of JK2 Holmes Constructors, LLC. The company was originally started in 1983, as a part time sole proprietorship after Paul earned his State of Florida General Contractors license, and in 1987 it was operating as a full-time business. Paul oversees the operations of both the Construction and Scenic Divisions, making strategic decisions for the management and growth of the company. His role has evolved from founder, with initial duties including everything from dealing with construction projects as an estimator, superintendent, and project manager, to managing the overall administrative duties of payroll, payables, receivables, accounting, and human resources of the company. The JK2 full time staff has grown to over 23 employees and his role has evolved from managing daily operations to the visioning and strategic growth planning of the company.

Paul started his construction career in 1982 as a Project Scheduler for Tishman Construction Company of Florida, who at the time was the Construction Manager for the build-out of Disney’s Epcot Project. After leaving Tishman, Paul worked for the Florida Division of Omni Construction on the Orange County Administration Building, serving as Assistant Project Manager, and then went to McDevitt Street Company and served as a Project Manager. While at McDevitt Street Company, Paul guided daily construction activities on two hotels, an office building, and worked with the estimating department on numerous pre-construction and hard bid projects. After gaining this experience and confidence working for three large General Contractors, Paul decided it was time to enter the construction business and founded JK2.

Paul earned a Bachelor of Science with Honors in Business Administration from the University of Florida in 1976. He attended graduate school at the University of Florida, School of Building Construction, from 1980 thru 1981. He holds a State of Florida General Contractors License (CGC 024901), a State of North Carolina General Contractors License (No. 63373) and is a LEED Accredited Professional. Paul has been married to his wife Joan for over 37 years and together they successfully raised and college educated three daughters (JK2), all earning degrees from the University of Florida (Go Gators!). Paul currently serves on the St. Francis of Assisi Catholic Parish Facilities and Maintenance Committee and serves on the Diocese of Orlando Mission Office, Construction Steering Committee.

Why did you name the company JK2?

I named the company after my three daughters J-Julie, K-Karon and K-Kelin, thus JK2. I wanted a unique company identity that captured the essence of what is important in my life, my family. Along with my wife Joan, JK2 has inspired me to press forward through the ups and downs of the economy, which every business encounters.

What was your favorite construction project and why?

My most memorable construction project was the Universal Studios Entrance Archway and Hardscape Package, which encompassed all hardscape work from the Islands of Adventure entrance bridge to the Universal Studios bridge. The project was built in 1998 and tested all prior construction and business skills that myself and staff developed throughout our careers. It required leading a skilled construction management team, hard bid estimating, value engineering after being awarded the project, CMP scheduling, a stretch of our bonding capacity and technical understanding of all aspects of construction.

What do you enjoy doing outside of work?

Besides running a construction company, I enjoy all outdoor activities such as snow skiing, scuba diving, golfing, boating, fishing and traveling. Most rewarding of all is being able to enjoy these activities with my family. I have also been able to utilize my construction skills outside of the business to help build schools and houses in the Dominican Republic, on numerous mission trips, and was a founding Board member of Habitat for Humanity of Greater Apopka, for which I won a Jefferson Award for Community Service.

The JK2 Team

Rick Amundson
VP of Operations

As the Vice President in charge of Operations, Rick is instrumental in the negotiation, design, construction and close out of all commercial projects at JK2, managing all field and office staff necessary to complete the clients project on time and on budget.

Prior to joining JK2, Rick owned his own contracting company and met Paul Holmes during the negotiation of the Palisades Golf Course Clubhouse. In 1997, Rick joined JK2 while still a relatively small contracting company working out of his home, since the main office was behind the Chicken Coop at Paul’s house guarded by a 135 pound Rottweiler. JK2 now operates out of the 5,400 square foot office within the AECC Industrial Park. As a partner at JK2 and a partner in the AH2 development company, Rick helped develop the industrial park that is now home to JK2 Construction and JK2 Scenic. As one of the founders of the JK2 Scenic Division in 2009, under the JK2 umbrella, Rick has seen both the Construction Division and the Scenic Division survive the economic downturn and thrive over the past three years to regain a respected place in the market.

Rick entered the construction industry before graduating from high school here in Orlando in 1978, working as a carpenter. While working as a mason laborer and finally being hired by UPS in Gainesville, Rick financed his own education. Since receiving his Bachelor of Building Construction degree from the University of Florida in 1984 and receiving his State Certified Contractors License in 1986, Rick has worked in Land Development, Commercial and Residential Construction for large commercial contractors and national residential contractors.

Why did you join the JK2 Team:

Paul Holmes is one of the most honest and hardworking people I had met and he had a vision for a larger company. I met Paul and at a time when he needed to expand and I needed a change from residential construction. I had a background in commercial construction and the fit for the two of us was right for an upcoming project. I was a self-starter and liked running projects on my own, so with the support of the office I completed my first project at JK2, the Palisades Golf Course Clubhouse Facility, on time and under budget. I could not have done it without the help of a great superintendent now retired – Thank You Bud!

What has been your greatest accomplishment at JK2?

There are so many accomplishments, it is hard to single out one and here is a list of some of the most memorable moments in my career: Working a 24-Hour shift at the Hard Rock Hotel to get it ready for the first guests the next day; Starting construction on Phase I at AECC and building JK2’s first office in Building One; Starting construction on Phase II of AECC and moving into our current office in Building Three; Watching Jimmy Buffets Airplane wheeled into place at CityWalk for the opening of the Lone Palm; Starting the JK2 Scenic Division; Completion of Tower 2 at the Westgate Palace; and seeing my son at work in the Scenic Shop.

What do you enjoy doing outside work?

What I enjoy the most is vacationing with my family, whether we are snow skiing in Colorado or Utah, catching Lobster in the Keys, relaxing in Mexico, visiting family in Virginia, or climbing the Beehive in Maine….I enjoy it all. I enjoy spending time outside on the boat (fishing – freshwater & saltwater both inshore and offshore) and golf (although there is not enough time to be good at it, I enjoy it just the same).

Michael Holmes
General Superintendent

As General Superintendent, Michael is responsible for the oversight of multi-project field operations, quality control, and the company safety program. Michael provides guidance and supervision for all field superintendents and ensures that company standards and procedures are employed on all projects. He has built an impeccable relationship with City and County building inspectors and as company liaison, Michael is constantly working through field issues as they arise with Owners, Architects, and Subcontractors. Michael started his construction career in 1986, gaining on the job training as a carpenter on Orlando’s Sun Bank Center tower, and worked on various other large commercial projects gaining construction field experience. His close relationships with our clients, ensures honest communication and a strong bond, which consistently results in repeat business.

Why did you join the JK2 team?

In 1989, I had just finished working on the completion of the Orlando Sun Bank Center and the Ocala Hilton when new high rise construction began to slow down. JK2 Holmes Constructors was starting to grow and I was offered a position that would allow me to expand my skills. JK2 was expanding with new work at Universal Studios and I saw the need for my field skills to help with the company growth.

What has been your greatest accomplishment at JK2?

Each project completion is a memorable accomplishment! What stands out the most is landing the Westgate Resorts Account and completing the full demolition and build-out of Westgate Palace Tower 2. To date, this project has been JK2’s largest single completed project with a contract value of over $22 million.

What do you do you enjoy doing outside of work?

I enjoy spending time with family and friends. I love being outdoors, whether I’m off-shore fishing, boating, hunting, camping, or traveling around in the R.V.

Julie Holmes, P.E., LEED AP
Vice President

Julie is a key leader of the firm and her primary role is to enhance the firm’s relationships and implement a strategic growth plan for both the Construction and Scenic Division.

As a new member of the team, Julie brings a vast knowledge of corporate management, leadership, and business practice experience. Prior to joining JK2, Julie was a leader in the civil engineering and development industry, with exceptional knowledge in civil engineering site design and entitlements, quality control and assurance, project coordination, financial management, budgeting and billing, and business development.

Julie is a registered Professional Engineer and was a Cum Laude graduate from the University of Florida, earning a Bachelor of Science in Civil Engineering while being on the Dean’s List in the College of Engineering. She is a two-time academic all-SEC student athlete and was a three-year letter winner of the University of Florida’s Women’s Swimming & Diving Team.

What made you leave engineering and join the JK2 Team?

After 12 years in the civil engineering and design industry, I needed a change of pace. I’ve been around construction my entire life and have witnessed JK2 grow since my father, Paul, started the firm and ran the business out of our back barn. I’ve always enjoyed seeing things being built, problem solving, and knew I would regret not working with the family in the business. I’ve already seen tremendous growth within both the Construction and Scenic Division since I joined the team and am excited to see what lies ahead at JK2!

What has been your greatest accomplishment at JK2?

It is really exciting to see how little changes and improvements can affect the overall efficiency of the business. I think I’ve had a positive impact on a lot of different areas within JK2, but the most exciting and rewarding accomplishment was for the work that went into the submittal of the 2014 ABC Central Florida Excellence in Construction Awards application. All the hard work completing the application paid off, as we won an Eagle Award for our work at the Cabana Bay Beach Resort at Universal Orlando, in the “Other Specialty Construction – Themed & Interiors Specialty Commercial Under $500,000” category.

What do you enjoy doing outside work?

I love traveling, being active, and exploring the outdoors. I enjoy playing tennis, swimming, scuba diving, snow skiing, and yoga.

Joan Holmes
Office Manager

Joan serves as the Office Manager and oversees the daily administrative functions of both the Scenic and Construction Divisions of the company. She works closely with the company Controller, to ensure all accounts payable, accounts receivable, vendor insurance, and lien release compliance is up to date. Joan has been an integral part of JK2 since its inception, having performed all office related and accounting duties. She is the mother of J-Julie, K-Karon, and K-Kelin (JK2) and without her, JK2 would not exist.

    Family-owned business honored for incredible growth

    APOPKA, Fla. (June 12, 2017) – JK2 Construction & Scenic has been honored for its outstanding growth, ranking among Orlando’s top 50 fastest growing companies.

    The Fast 50 list is compiled by the Orlando Business Journal. The list includes private business in Orange, Seminole, Lake and Osceola counties, ranked based on the percentage of revenue growth from 2014-2016.

    JK2 has seen revenues grow by over 40 percent from 2014 to 2016.

    The company combines the capabilities of a general contractor with a dynamic scenic division, allowing it to offer architectural millwork, custom props and specialty items in-house. JK2 Construction has completed projects at area theme parks, as well as for several national home builders. JK2 Scenic has also completed projects at area theme parks, including the new water park in town.

    Company recognized among innovative Gator-led businesses for second year

    ORLANDO, Fla. (Feb. 14, 2017) – JK2 Construction & Scenic has been named to the elite Gator100 list for the second year in a row based on its outstanding growth.

    The annual Gator100 list honors the 100 fastest-growing businesses in the world that are owned or led by alumni of the University of Florida. This is the third year for the awards, which are sponsored by UF, the Warrington College of Business and the Entrepreneurship & Innovation Center.

    To qualify, companies must have been in business for five years or more and had revenues of $250,000 or more in 2013. From January 2013 to October 2016, a UF alumnus or group of alumni must have owned 50 percent or more of the company, have served as chief executive or have founded the company and served on the senior management team.

    JK2 Construction wins Eagle Award for work on NBC Media Lab

    APOPKA, Fla. (Oct. 10, 2016) — JK2 Construction, one of the divisions of the family-owned JK2 Construction & Scenic, has been recognized for Excellence in Construction by the Central Florida Chapter of Associated Builders and Contractors for its work on the NBC Media Lab at Universal Studios Florida.

    The ABC recognizes outstanding projects built each year with the award, called an Eagle Award. JK2 Construction served as the General Contractor on the project.

    “JK2 Construction has been part of Central Florida’s construction industry for nearly 30 years,” said Paul Holmes, JK2’s president and founder. “It’s always an honor to be recognized as the best among our outstanding peers.”

    As part of the NBC Media Lab project, JK2 oversaw selective demolition of existing structures, as well as new construction and the complete interior renovation of an existing structure.

    When complete, the 6,588-square-foot building retained the original exterior appearance of “The Garden of Allah” hotel and villas in Hollywood, but the interior included clean, high-tech finishes needed for the lab’s operation.

    This is not the first time JK2 Construction & Scenic has been honored for its work. The company has received multiple Eagle Awards, and this year, it was named a Florida Company to Watch and a Gator100 honoree for its outstanding growth.

    Loews Sapphire Falls Resort

    JK2 Construction & Scenic work together on new Universal Orlando resort lobby space

    Orlando, Fla. (Sept. 7, 2016) — As guests walk up to the Loews Sapphire Falls Resort at Universal Orlando, they are transported to an island paradise complete with waterfalls and lush landscaping.

    JK2 Construction & Scenic helped contribute to that feel in the hotel’s lobby.

    Both divisions of the Apopka-based company worked together to build out a 3,200-square-foot space in the lobby of Universal Orlando’s new Caribbean-themed resort on Adventure Way.

    As part of the work, the Construction Division built out the shell, providing framing and drywall finishes, electrical and air conditioning, storefront glass, fire sprinklers and alarms and finish paint.

    JK2 Scenic, the company’s other division, provided the finishing touches, adding wood siding, beams, display walls, themed floor fixtures, specialty doors and custom shutters that fit with the island vibe.

    The space will serve to provide guests added comforts and convenience during their stay.

    The first guests checked into the 1,000-room hotel in July.

    Family-owned business named to Florida Companies to Watch list

    Apopka, Fla. (Aug. 22, 2016) – JK2 Construction & Scenic has been named to the 2016 Florida Companies to Watch list by GrowFL because of its outstanding growth.

    GrowFL is an economic development program aimed at helping second-stage growth companies prosper in the Sunshine State. It works in association with the Edward Lowe Foundation to compile the Florida Companies to Watch list, which celebrates those companies that demonstrate high performance by using innovative strategies and processes.

    JK2 was one of 50 companies statewide that made the list. It was selected out of more than 500 nominees.

    JK2 Construction & Scenic’s growth was spurred by the fact that the company combines the capabilities of a general contractor with a dynamic scenic division that is able to create architectural millwork, custom props and specialty items. President and Founder Paul Holmes said they are extremely proud of the recognition.

    Hello Kitty retail experience

    Orlando, Fla. — (April 11, 2016) — Fans of the Japanese cartoon feline with the famous bow can soon say hello to Hello Kitty in Orlando, thanks to a major renovation at Universal Studios headed by JK2 Construction.

    The company, a leader in Florida’s construction and building industry, served as general contractor for the work on the more than 5,000-square-foot space, which now houses the Hello Kitty interactive retail experience, as well as a Betty Boop store and a Universal area.

    The building features about 3,000 square feet of Hello Kitty space, decorated with bright, animated characters. At the center, there is just under 1,000 square feet of Universal retail space, and further along, there is about 1,000 square feet of Betty Boop space, decorated in the animated character’s signature red and black.

    The space was originally the home of an attraction centered on memorabilia from the TV show “I Love Lucy.”

    Rick Amundson, the vice president of the Construction Division, said JK2 headed up the more than $1.5 million renovation of the space.

    “The only thing we left were the walls and roof,” Amundson said.

    JK2 also made some changes outside, updating the building’s façade.

    “We’ve been doing this type of work at Universal Studios for almost 30 years,” said JK2 President Paul Holmes. “This is just another completed job in a long line of exceptional projects, and we’re proud of that.”

    The company also built the famed Universal Studios Orlando archway entrance.

    JK2 Construction completes work on Lakeshore Community Center

    Local industry innovator constructs amenity center for Pulte Homes’ new community in St. Cloud

    JK2 Construction, a leader in Florida’s construction and building industry, has completed the new amenity center at Lakeshore at Narcoossee in St. Cloud.

    The Lakeshore Community Center consists of a 5,416-square foot building situated on 3.4 acres. Key features of the center include a clubhouse with a fitness center and meeting room, pool, mail kiosk, dog park, half basketball court, picnic area and tot lot.

    JK2 teamed up with Winter Park’s PVK Architects on the design-build project, which is the latest in a string of projects with premier home builder Pulte Homes.

    “This is our third community center for Pulte,” JK2 President Paul Holmes said. “Our expertise in the design-build approach of quality amenity centers allows Pulte to focus on revenue-generating home construction.’’

    Lakeshore at Narcoossee is a gated, lakefront community with access to Fells Cove and East Lake Toho. The community offers three series of home designs, starting in the low $200s. The community will consist of 208 townhomes and 208 single-family homes.

    The ongoing collaboration between JK2 Construction and Pulte Homes has resulted in clubhouses at Royal Estates of Orlando and Lakeview Pointe in Winter Garden. JK2 has previously completed similar residential community projects for Starwood Land Ventures, Winter Garden’s Orchard Hills Community, Summerlake Community in Windermere and Hickory Hammock Community.

    Harmony Recreation Center in Harmony community

    JK2 Construction, a general contractor and construction management firm, will oversee the building of Harmony Recreation Center within the Harmony community south of Orlando.

    The Harmony Recreation Center will include a 6,240 square foot building containing a fitness center, recreation room, community room, kitchen, men and women’s restrooms, breezeway, conversation porch and ramada with outdoor fireplace situated on a 2.43 acre lot.

    The center amenities will include a resort style zero entry pool, spacious sun deck, gazebo, and two tennis courts.

    JK2 Construction has been providing amenity packages for residential community developers for more than 25 years.

    Coalition for the Homeless

    JK2 has teamed with Universal Orlando to complete several pro-bono projects at the Coalition for the Homeless of Central Florida. Various interior and exterior improvements were completed to enhance the Main Campus facility. Work included new doorway entries, new fencing around the trash compactor, exterior stucco repairs, dryer exhaust repairs, and mechanical repairs to the heating and air conditioning system.     JK2 is currently engaged to Design-Build three new clubhouse facilities for Orlando’s Premier Homebuilder, Pulte Homes. Each project varies in scope and site amenities:

    • Royal Estates features include a clubhouse cabana, pool, open space park, and a central mailbox kiosk.
    • Lakeview Pointe features a clubhouse cabana, pool, splash pad, tot-lot, shade structure, fitness trail, picnic area, parking, and a central mailbox kiosk.
    • Lakeshore at Narcoossee features a clubhouse with a fitness center and meeting space, zero entry pool with built-in toys, tot-lot, shade structure, tennis court, basketball court, volleyball court, dog run, picnic area, parking, and central mailbox kiosk.

    All three clubhouses are slated to complete construction by mid-2015 and are at different stages of construction and design/permitting.

    JK2 recently completed a design build softball field and concession stand for the Del Webb Stone Creek Community in Ocala. Included in this project scope of work was shade – covered dugouts, electronic scoreboard, spectator bleachers, golf cart parking lot, storm drainage, and landscape enhancements. JK2 met the deadline in spite of record rainfalls throughout the duration if the project. The opening day game and ceremonies were enjoyed by all on the day originally scheduled three months prior.

    Starwood 7th Floor Sales Center

    JK2 completed the 1.7 million dollar sales center with a high end contemporary décor, from a shell space located on the top floor of an occupied building. The project required close coordination with facility operations and guest relations for scheduling deliveries, work hours, and logistics so as not to impact the guest experience. In spite of overcoming challenges which included large material delivery and separation of the workplace from the resort the project was delivered on time and on budget.
